A Proposed Mixed-use 50-Unit Affordable Senior Housing (62+) Community in Detroit's Islandview / Greater Villages Corridor — District 5
The Harmon ReDevelopment Group is proposing a new 50-unit affordable, mixed-use senior housing (62+) community at 7600 Mack Avenue in Detroit's Islandview / Greater Villages neighborhood — a City-designated Strategic Neighborhood Fund priority area in District 5. This project represents a transformative opportunity to bring deeply affordable senior housing, ground-floor pharmacy and telehealth access, and wraparound resident services to one of Detroit's most historically significant east side corridors.
The development will serve seniors 62 and older earning at 30%, 40%, and 50% of Area Median Income, with a unit mix of 30 one-bedroom and 20 two-bedroom apartments. 18 units will be set aside for households at 30% AMI — the deepest level of affordability — ensuring the project reaches those most in need of stable, quality housing in the Islandview corridor. Ten units will be fully ADA Type A accessible, supporting residents with mobility needs.
Ground-floor community pharmacy and telehealth/wellness clinic (1,500 SF each), supporting resident health access. Resident wellness courtyard and outdoor gathering space. Two community multipurpose rooms and a six-station computer lab. In-unit washer and dryer, tuck-under resident parking, and universal design / aging-in-place features throughout. Resident services open to both residents and neighbors — including housing stabilization, workforce readiness, financial literacy, and health education.
HRG is a Detroit-based 501(c)(3) nonprofit developer rooted in the Islandview community, committed to housing that reflects community needs for generations to come. We are currently in predevelopment, targeting a 9% LIHTC application in the April 2027 funding round.
